1. Shingles
It goes without saying that the shingles should be the number one priority during roof maintenance. They are the very surface of the roof and the first line of defense against inclement weather. One of the simplest ways to keep the shingles in good condition is by cleaning them. Twigs and branches may seem harmless, but they can scratch away the protective roofing granules on the roof, which would require roof repair in the future if left unaddressed.
2. Flashings
These are the thin strips of metal or plastic that you’ll find near the roof valleys, and they are one of the more vulnerable parts of your roof. While their main goal is keeping water away from sensitive parts of your roof, they are more susceptible to water damage. Make it a habit to regularly check the flashings, and replace worn-out and decaying ones so that your roof remains as water resistant as possible.
3. Fascia
This is the vertical frieze or band under the edge of the roof, forming the outer surface of a cornice. It’s relatively weaker than the other parts of the roof, which complicates matters since this is the part where the gutters are installed. Check for signs of water damage on the fascia, and address issues ASAP to prevent leaks from forming.
4. Soffit
This is the material that forms the “ceiling” under the eaves of a roof and directly under the fascia. Just like the latter, this part of the roof is highly susceptible to water damage coming from spilled gutter water. Apart from the dangers of forming leaks, they are also unattractive to look at when they start to rot and decay.
