Most people assume that roofing repair and roofing replacement are completely exclusive things: roofing repairs are for fixing smaller problems while roofing replacement is a solution for major issues that can no longer be fixed.
However, there are times when both types of roofing projects will be needed. Here are just some of the most common reasons to have repairs during a replacement project.
Existing Structural Damage
There are some cases in which the structure holding the old roof is no longer strong enough to support the replacement. When this happens, roof experts perform preliminary repair work on the structure before the new underlayment or deck is installed. This still counts as total roof replacement, but part of the old supporting structure remains intact.
Damaged Underlayment
Since roof installation takes time, there are times when the underlayment gets damaged before the top layer is completely laid out. If the damage is small enough, it’s possible to perform roofing repair before completing the project. Note that the cost of repair for this kind of damage may or may not be covered by your chosen roofing contractor so you might want to ask before hiring them.
Moisture Damage
A roof that is not fully completed is extremely vulnerable to weather damage. This is especially true if the roof is installed during the wet months of the year. Moisture buildup can easily form on unfinished flashing, getting underneath the shingles that were already installed. Roof repair is important if you want to prevent the water buildup from causing long term damage early on.
Defective Shingles or Panels
There are some cases where a few shingles or roofing panels show signs of damage merely days after they have been secured to the roof deck, either because of problems with installation or defects during manufacturing. Since scrapping the entire roof and starting from scratch is impractical, it’s much more cost-effective to have the roof repaired by replacing individual shingles.
