Valleys
Valleys are prone to leaks because of their shape. Rainwater tends to get diverted into them – like being the bottom of a bowl – and capping them the same way as ridges has been proven to be ineffective. This is why valleys are instead protected by flashing, which are strips of galvanized steel or copper. The inverted T shape works like a wall that diverts rainwater down the slope and into the gutters, instead of into the roof deck. Flashing is also installed in other breaks in the roof, such as when the roofing plane meets a wall or a dormer.
Checking the flashing is an important part of roof maintenance as well as routine inspections. Flashing can get dislodged by high winds or impact, and should be replaced or reinstalled by a roofing professional as soon as possible. It’s important to note that even if the roof is in good condition, water intrusion can still occur if these areas are not protected.
Chimneys and Vent Pipes
Similar to valleys and dormers, protrusions like chimneys and vent pipes can allow water intrusion without flashing. For chimney stacks, two types of flashing is installed. Continuous flashing for the sides parallel to the ridges and step flashing for the perpendicular sides. Circular protrusions have rubber “boots” installed at the bottom. These cone-shaped pieces are trimmed at the tapered side to fit the width of the tube and installed like a skirt. It’s important to keep an eye on these components as rubber tends to become brittle over time.
Roof Edges
Roof edges tend to bear the brunt of high winds and can be a source of potential leaks if not installed properly. A good preventive measure is to invest in a roofing system that has reinforced starter strips. The GAF Lifetime Roofing System, for example, has starter strips that come in rolls and are installed using a combination of adhesive and roofing nails. Making sure that drip edges are installed as well. Drip edges are flashing shaped like an inverted L and ensure rainwater goes into the gutters by countering capillary action. Making sure these parts are undamaged and calling for roof repair in case you do find them damaged can save you from bigger problems caused by roof leaks.
