Having an idea on what causes your roof to deteriorate can help you extend its lifespan. This way, you can take steps to prevent these issues before they become worse.
Which Parts Are Most Likely to Fail
One thing you should know about roof damage is that it isn’t uniform. Some parts of your roof are more vulnerable to leaks. In particular, you should keep an eye on the following parts:
-
Sealants – These close the gaps surrounding the pipes, chimneys and skylights on top of your roof. However, they’re prone to leaking and have to be replaced every five years.
-
Flashing – These metal pieces also cover the gaps around roof protrusions. Like sealants, they’re prone to leaks as well.
-
Shingles – Shingles take the brunt of the damage from natural wear and tear.
These three, or any part of your roof for that matter, can be damaged by any of the following:
UV Rays
Ultraviolet (UV) rays, combined with free oxygen molecules, can quickly break down the surface of asphalt shingles, a common roofing material. The breakdown can also dry the oils in roofs, making them brittle. Moisture usually infiltrates a roof through cracks on brittle surfaces.
Heat
Heat and UV rays usually go hand in hand. Heat can cause your roof to expand. But as temperatures fall, the roof contracts. The stress from repeated contractions and expansions can eventually cause your roof to split.
Lack of Maintenance
Lack of maintenance can also shorten a roof’s lifespan. Water from unclogged gutters might spill onto your roof. Loose shingles might let water into the underlayers. Routine roof maintenance can prevent relatively minor roof issues from worsening.
Eventually, however, damage to your roof will accumulate to the point where you’ll need a replacement. If your roof reaches that point, make sure to only hire experienced contractors.
