There is so much activity involved in a residential roof replacement that it will very likely disrupt your daily routine. As roofing contractors, we often get asked by homeowners whether or not they should move out of their homes during the project.
Should You Move Out During Roof Replacement?
The short answer is: yes. Roof replacement generates a lot of noise and waste material. Installers will be going back and forth through your property all day. There will also be a lot of dust and debris. This is why a lot of work goes into preparing for roof replacement: covering furniture with dust covers, storing fragile items and securing temporary accommodation for your family.
A capable residential roofing contractor should be able to keep your roof replacement schedule on track, which means you should be able to book lodgings without overstaying. While it is possible to stay on the property during installation, it is not recommended if you have kids or pets as continuous loud noise may upset them. Dust swirling around may also cause fits of sneezing. There’s also the matter of hazards presented by loose nails and falling debris.
Your Old Roof May Have to Be Repaired, Reinforced or Rebuilt
A standard roof replacement process involves stripping the old roof down to the decking, after which the roofing structure will be inspected thoroughly. Repairs may be conducted if hidden problems, such as moisture damage, are found. If you’re switching to heavier roofing material like tile or slate, the existing structure will need to be reinforced. In cases where the support structure is unsuitable for the standard process, it will have to be rebuilt.
It’s important to remember that any of these will extend the roof installation timeline anywhere between several hours to a few days. Repairs stemming from hidden issues are not included in the estimate and will, therefore, incur additional costs. Having an “emergency” budget (worth about 10% to 20% of the contract cost) should help keep your roof replacement project on track.
