Old Age
Approximately 75% of homes in the United States are covered with asphalt shingle roofing. Even the highest-quality asphalt roof that is religiously maintained will not last forever. On average, they last between 20 to 30 years. If your roof is nearing the end of its service life, and you find yourself having to call your roofer more and more often to perform quick repairs, then it is probably wiser to consider getting a roof replacement instead.
Sagging Roof
A sagging roof is a sure sign that it needs to be replaced. Once a roof has started to sag, the damage will only get worse and more expensive to repair. Unlike other types of roof damage, a sagging roof is extremely dangerous because it can potentially cave in causing damage to the rest of your home’s structure and even injury or death.
Curling
Roofing shingles can curl in two ways: cupping, which happens when the edges of the shingles turn upward, and clawing, when the edges stay flat, but the middle starts to bulge upwards. Neither is a good sign. If you find that more than a few of your shingles are beginning to curl, then it is only a matter of time before it develops a serious leaking problem.
